Fully Certified applicator/inspector through every EIFS manufacturer distributed and sold inside the U.S.
We not only offer to our clients, rather simply include our minimum full ten year warranty with any Plaster/EIFS/Stucco work we perform, complete with annual inspections and monitoring. Our projects are throughout Indiana, Kentucky and Ohio, ranging from 300,000 sft commercial/industrial units, to small residential repairs, we take every possible step to continue Company/Employee Industry awareness and continued training. I have spent many years working in the field as a union plasterer, field superintendent, project manager, pricing, applying, studying and seeing first hand the changes to EIFS specifications and application procedures over the years. I was lucky enough to manage eight simultaneous government projects under the direct supervision of James Justice, the very EIFS consultant/architect who executed the bulk of litigation during the considerable EIFS wars, whereby the southern states actually shut down the application of these products due to the development of millions in Insurance claims by homeowners who's homes had molded, rotted and completely biodegraded beneath these products. One search for "defective stucco.com" will provide plenty of real world web information on the subject. Eventually it was ruled to be primarily caused by improper installation procedures, however, the EIFS industry seen mass amounts of changes to the application details in the few years following. I Consider myself lucky to have worked side by side through so many thousands of square feet of EIFS application, with the very guy who inspected and isolated the issues and problems with EIFS and its application. Gaining one of a kind real world insight into the correct application of these products.  Historic Plaster - Conventional Plaster - EIFS - Stucco - Cultured Stone - Brick - Block - Steel

Hotel Managers have to be careful when seeking a quality contractor for repairs and upgrade work. With real world experience on a great many of these, often times large scale repairs. We at IWS have seen first hand the sheer volume of difference in pricing between contractors estimating the exact same scope of work. It is not uncommon to see a hotel management firm pay out a quarter of a million dollars on a repair that is perfectly attainable within prices far less impacting on today's budgets, without any reduction in quality, project duration, and or warranty specification. IWS has years of completed Hotel re-face/repair/new construction projects througout the Indiana/Kentucky area. Our pricing methods are based soley on a solid decade of experience executing these repairs and upgrades.
We are no longer estimating with the typical level of risk involved in such a venture. We refine our inspections and estimates to an exact science, leaving no room for mistakes or hidden cost in the middle of a project. We stand behind our estimates with an absolute assurity we have identified and exposed any and all possible work needed to achieve a beautiful, long lasting repair option. Including every detail of which, in our standard pricing submittal. Making the difficult job of outlining each and every need to a corporate management team, much more presentable and attainable. We also inspect the actual existing product, and idenitify its manufacturer. Searching closely for any possible warranty specification, as well as identifying the original installation contractor and their methods of application/installation used during initial construction. Identifying any possible liabilityand or warranty coverage/contractor liability on failing materials, especially when these products are less then five years old.

We develope and maintain ongoing relationships with many reputable Hotel Management firms. We treat our customers fair, we identify any and all problems BEFORE we price out our work, eliminating hidden, unforseen cost and their negative effects on todays restrained budgets. IWS has also adapted to better fit the needs of hotel management firms by working very closely with our customers over the last decade, encapsulating needed products and services,  offering up a more complete repair, while remaining within a singular, solid, well detailed and accurate pricing format, and repair plan assuring our customers the lowest possible impact to their budget.
IWS also pays close attention to the work throughout the process and duration. Generating a detailed weekly report, making the total project viewable from all angles in terms of progress location, actual methods being used, manufacturer recommendation and review, as well as level of repair being applied in each individual area, in a format highly compatable with todays hotel management teams oversight functions.  IWS also takes every possible step to insure little to no guest disturbance by offering 24/7 availablity for actual work execution, with specific awareness of loud or disruptive work having been identified, as well as fit into a proactive timing schedule. DAILY safety inspections to insure absolute safe entry/exit and environmental condition for Hotel Employees/Guest as well as IWS Staff.

In such a stark economy, hotel management firms run the elevated, serious risk of being subject to cost and risk that are simply not needed. Often times these repairs are taken entirely to far for the sole benefit of the exterior repair contractor. At IWS we identify the exact material used on the original application, Make a careful, detailed evaluation of the methods used (many of which have since been banned by many manufacturers) as well as look closely at factors such as
How long ago was this exterior applied -
What were the weather conditions/temps during the original application -
Who excatly applied this product -
A specification study to identify any and all changes to the product -
Identifying what type of damage are we dealing with -
Identifying the exact source of the damage -
Develope a proactive, least cost to max benefit approach to the repair -
Often times a very small percentage of the actual damage is visible on the exterior, while the walls and structural components are in an advanced stage of water damage, producing mold, mildew and weakening the structure. These walls do fall off the building eventually. Having caused auto, and other forms of property damage as well as personal injury. When water damage is visible on the exterior finish, its always best to have a detailed evaluation of the complete exterior to check for delaminated and or weakened walls, especially on soffit and entry areas.

IWS will identify your exterior manufacturer and schedule a inspection with the manufacturer rep on-site before pricing out any of these repairs in question. When these exteriors are not applied properly, and or roof failure allow incidental moisture behind these products, extensive damage can reach advanced stages in less then two years. Experts from all levels of the field regularly debate the permiability (ability to breath and dry out) and actual dew point location of these products. With a broad variable contributing factor field, fueled by subtle changes in contractor method, and application design, as well as existing structural construction variabilies, and geographical location. These applications need to be inspected on an individual basis. A small change on one project to protect it, just may cause serious damage on another. Improper expansion joint location is a typical factor causing delaminated walls, cracks, seperations among other failures. Flashing that has been installed incorreclty, makes up a large percentage of the water damage projects we repair. Many times flashing has been installed but fails to meet EIFS specifications, and falls short of the level of water protection needed in the application area. EIFS installed without regard to EIFS manufacturer recommedations and specifications, also make up a large percentage of water damage and repairs we encounter, further increasing the importance of awareness in terms of project EIFS installation and repair inspection, supervision and application monitoring.
These systems were designed in a highly technical field, and are in serious need of a highly technical application, that meets and or exceeds manufacturer specifications. It is not uncommon to see 10,000 square feet of wall, at an estimated 40,000 to 46,000 cost, completely destroyed by a single upper caulk joint failing or having been installed improperly. Small mistakes by installation contractors in the EIFS field are among the most expensive mistakes, causing large amounts of damage, in a short amount of time. One project in particular, the Hotel Management firm paid out 195,000 to repair their exterior, four years after initial construction. These situations are out there, blind-siding Hotel firms throughout the country. With the bulk of these applications going up between 1985 and 2004, the repair and reface projects out number the new construction projects 40 to 1. In the event we encounter such damage at such a short duration from initial construction, IWS will produce a comprehensive report outlining any and all improper application practices, along side an exact product identification and the specification details during the time of application. This and many other steps have been incorporated over the years to better assist our clients in recovery and liability funds, coverage and specification awareness, as well as increase their general knowledge and hopefully minimize the overall impact to their budget.
An extensive level of experience in the application of these products since their introduction into the United States in the early 80's, combined with a large volume of general field knowledge and case study, paying close attention to EIFS litigation and its defining factors. Knowing its weak points and typical failure areas as well as knowing first hand the role craftsmanship plays in the failure of these products. Furthermore having an extensive knowledge of manufacturer specifications for each product, and the changes to these specifications over the years, makes IWS and our staff invaluable in the Hotel reface/restoration field. We not only work to attain and maintain an ongoing business relationship with our customers, we also represent and protect our clients as much as possible, in what has became a very murky field of construction, always working hard to increase their awareness and educating them on early warning signs on these exterior products. And standing behind our products, services and methods of repair, well beyond any of our competition, with the inclusion of our full ten year warranty on any repair we make. This inclusion in itself, creates a solid piece of mind, and superb level of assurity, unmatched by our competitors. Indiana Wall Systems inspects our work at completion, three, six, twelve and twenty four months post completion. In the unlikely event our clients do encounter failure/futher damage/any issues/concerns, Indiana Wall Systems will schedule an onsite inspection and walk-thru within 5 business days from the initial call, scheduling any repair work within 10 days.

                       Curbside appeal

IWS recognizes the need for high-end curb appeal in the hotel industry. Many customers make decisions based solely on the outside look of the Hotel. We take exceptional steps to insure a beautiful, straight, uniform, quality wall. All of our work will be executed with the complete overview of the manufacturer of the product in which are are using. Each and every project we contract, are refined to an exact science in terms of methods and pricing, to insure the max amount of overall benefit, to the least invasive level of repair. Stains and small bubbled areas, and even some cracks can be repaired with much less invassive methods then typically used by many of todays exterior contractors. With manufacturer oversight, our experience in the field, as well as our willingness to stand behind our work with a full ten year warranty, far exceeding the warranties offered by any of our competitors, we simply offer a piece of mind and solid assurity, as well as a comprehensive view of the project in lamens terms, presentable to any Hotel Management team in the Country, both pre-construction (budget pricing), during and post project recap.

Indiana Wall Systems was Built around the very specific needs of property management firms, its the bulk of our work, and we have systematically adapted to every single aspect of issues faced by those in the property management field. We have expanded to include trades to offer a more complete repair, offering up packaged pricing, singular invoicing on mutiple levels of repair, encapsulating every portion of the repair including EIFS, painting, caulking, trim, and gutter/scupper work, powerwashing, post lease signage removal, as well as other aspects needed to make difficult job of producing a repair package, and presenting/submitting it  in an affordable approach, with a steady assurance, and a solid piece of mind.

In these situations we take a slightly different approach then our competitors. We will not re-face the entire wall if we can get away from it, and deliver you a presentable wall. In many of these situations the property management company pays to much, simply because they have limited choice of prospective contractors, and often end up using a very large contractor with much overhead, to execute a very small project, leaving the property manager paying twice and sometimes three times what we would charge to perform the work.
We are always looking to develope new ongoing business relationships with property managers, who often have a steady, constant stream of work. We are fully aware of the sensitive situations with blocking access to units, as well as the extra safety hazards involved when working in a functioning public area. We go out of our way to keep a very clean site, as well as, expect the unexpected, and take steps to prevent possible hazards, as needed in any public area.

We will inspect, and recommend, the most cost effective approach to your needs everytime, with no exceptions. We recognize, and accept, that only through fair, and honest pricing, (that includes deducts where they apply), and fast, quality work, in a clean fashion, with little to no public/tenant disturbance, will we develope an ongoing stream of work through your property managment firm.
With ALL malls, Shopping centers, and other large retail structures in and around Indianapolis, we will inspect the site, estimate, and submit pricing/contract next day everytime. And we have a three day turn around on estimates in Ky, Tenn, Oh, MI, ILL, and PA. We are always willing to schedule around your needs, and have a no limit 24/7 policy on active retail space. We offer muti project packaged pricing, as well as long term special pricing, for larger property firms with a constant stream of signage flat repair. We are the leader in Property management repair to EIFS/Stucco wall systems, and we are quickly growing and adding to our customer base daily, this enables us to offer a service and pricing package that simply cannot, and will not,  be beat on any repair in any of the seven states in which we service. We have saved property firms ten's of thousands of dollars in yearly repair budgets. With the recent flux in the economy causing a serious increase in tenants moving out and or relocating into smaller, more affordable spaces, repair budgets are increasing with overall lease allocation reaching all time lows. In many cases Indiana Wall Systems can perform the extra increase in repairs, while remaining within the limits of last years budget. We recognize the financial recourse faced by property firms, and we have aided many in achieving the impossible task of regaining appealing commercial units in a budget that fits the age of our economy.

Homebuilders have the difficult job of being subject to extensive attention to detail on any work performed on their projects. There is no other situation where detail is so important. The homeowner often visiting the site on those sold pre-construction, offers up the potential for issues if our work is not in perfect condition, with exceptional craftsmanship.

Too often less then respective contractors make it into the home building market to cause a wide variety of issues, mostly due to quality and or window bands that are not quite straight and or level/plumb. Or there is a noticable difference in the texture on the home. Sometimes you can almost count the plasterers that performed the work, through the rough finish coat on the home. Another problem area is the proper installation, usually dealing with the expansion and or caulkjoints needed at any termination.
Builder Reputation is a little more difficult to maintain, one bad house will haunt a builder for years to come. Usually as in Greenwood as well as other areas, there are a tight ring of builders in a specific area who perform all the work. We go out of our way to check, and recheck everything on residential construction. When our project earns the status of complete it will be a home you absolutely want people to see.
One of our favorite homes is in the Walnut woods addition off Smith Valley road in Greenwood, this home had issues during construction, leaving the homeowner with a design that simply would not fit the frame of the home. Indiana Wall Systems re-designed the exterior details and applied a flawless exterior, that more then stands out in the addition. This home stands as testament to the fact that our work is, and always will be, second to NONE in quality, appearance, and correct application. You will find NO rough finish on our projects, or bands or other details that are placed out of whack and noticable. One drive through any housing addition with a close eye on the detail, and finish portion of the EIFS homes, will leave you knowing exactly what we are speaking of.
Indiana Walls believes we can produce better quality for a better price on every home.  We have witnessed the rise and fall of many fly_by_night contrators, either here from other countries, or small pop-up and fall, local outfits, who come into the market and slam 3 or 4 homes and vanish, leaving a trail in a housing addition that a trained eye can drive through and count.
Indiana Walls will work closely with the homebuilder to meet his or her expectations everytime. We are quick to recognize and solve any problems we encounter during the construction process. And we work hard to get your home done on schedule. Every home is a work of art, great effort goes into the design and construction process. A homebuilder can exceed every aspect of designing and planning, as well as see the construction process all the way through in perfect form, but without quality work, and artistic craftsmanship on the finish portions of their home, all is in vain.
Indiana Walls is seeking a select few homebuilders, with pride in their work, and have a higher standard in every trade of the homes they build. We are looking to develope, and retain an ongoing relationship insuring our future work with these builders. We are ALWAYS open to changes mid-stream per  homeowner request on detail, or texture. We treat every home as if it were our own, and plan to extend our portfolio to limits never seen in terms of quality, and artistic craftsmanship, with a very fine attention to detail on our residential work.

Whether you have water damage, or an exterior that has shown its age with Mold or Cracks. Indiana Walls can help you recapture your exterior beauty, and or design a whole new concept that will stand out for years to come.

As the years go by EIFS and stucco may dull from the constant element exposure, most find that a Quick fix from a painting contractor leaves them in the same boat a year down the road, only with cracks and pealing paint this time around. Correctly repairing EIFS is more complicated then a coat of paint, the anti-bonding properties in the EIFS (synthetic) finishes introduced to repel mold and mildew, are made to work against the very bond sought after by the paint manufacturers, causing delamination of the paint products at a faster then normal pace.We only apply correct materials for every situation, always utiilizing EIFS manufacturer based coatings, rather then the much harder paint products, offering a more permanent fix that last. Indiana Walls will inspect your exterior and isolate your problem and walk you through the repair/re-new process step by step.

PAINTING EIFS CHANGES THE TEXTURE- Most EIFS repair contractors simply will not tell you, that even though you may have matched your existing EIFS color in perfect form, there is ALWAYS a noticable difference in painted/unpainted EIFS, regardless if its a new application, or one that has been applied years ago. The paint fills the tiny texture pores thereby reducing the shadow, and therefore making the material appear much lighter then the unpainted new/existing EIFS. In most situations the Owner has areas of repair extensive enough for total replacement of the base/finish, creating a new EIFS area, while only painting areas in better shape, not realizing the obvious difference they will soon see. Indiana Wall Systems ALWAYS makes our customers aware of this unsightly mess before hand, often offering up pricing, containing the painting of the new EIFS area as well, and all for less then our competitors. There are no surprises in our repairs, and we will educate you, the customer on steps that should be taken to prevent obvious differences in post finish condition.

EIFS Issues

What is EIFS (synthetic stucco)?

removing EIFS (synthetic stucco)

Read these articles in which A Cut Above Exteriors owner Mark Tiffee answers questions about EIFS and EIFS replacement:
EIFS is short for Exterior Insulation and Finish System. EIFS is different than traditional hard coat stucco. EIFS utilizes a thick insulation board installed on top of your plywood wall sheathing before the surface finish is applied. Most problems are a result of moisture getting behind or trapped in the EIFS. The foam insulation board acts like a sponge and traps water against your plywood sheathing. Eventually, with enough moisture you can experience thousands of dollars in dry-rot and structural damage.
What to do if your house has EIFS (synthetic stucco)
If your house is sided with EIFS you should contact an experienced EIFS inspector immediately. Make sure the inspector you hire is independent and does not own an EIFS repair and/or replacement company. A good inspection will typically cost $600 to $3,000 depending on the size of your home and the extent of your problems.

The people here at Indiana Wall Systems have worked with these products since the mid to late 80's having seen these problems first hand in many situations. Often it is due to a failure or defect in the roof, or gutter system, or another ajoining material. However, there are several instances where improper installation does come into play. The most important point to address here is that a small problem that would be small in terms of cost today, if left alone, could very well be very costly, in the not to distant future.

Exterior Insulation and Finish System (EIFS): An Overview

David L. Grenier and William J. Jorgensen

Construction defect related claims involving Exterior Insulation and Finish Systems (EIFS) have proliferated over the past several years and have been a recent subject for class action suits. EIFS claims generally involve the intrusion of water behind exterior walls resulting in rotting of wood framing or interior elements. It is difficult to determine whether the manufacturer, design professional, builder, installer, roofer, caulker, electrician, landscaper, supplier, or homeowner is responsible for the water intrusion. Therefore, any or all of these parties can be named in the pleading and dragged into the litigation of any given EIFS claim.
EIFS was first introduced in post-World War II Germany to resurface buildings, which had damaged masonry. It was subsequently introduced in the United States in the late 1960’s and its use has become widespread over the past thirty years. Sometimes called “synthetic stucco," EIFS is a multi-layered exterior barrier-type system designed to prevent moisture intrusion into exterior walls. The system consists of four main components: David L. Grenier is President of C-Risk, Inc., a national risk management consulting firm that provides risk management strategies and solutions to the construction industry. He specializes in construction risk management, contracts, insurance, and wrap-up programs. (phone: 503-228-0884, or e-mail: david.grenier@c-risk.com).

The information in this article, and all other articles provided by C-Risk, is intended for general information purposes only and does not constitute, nor is it intended to constitute, legal advice. For legal advice, you should always consult with the appropriate legal counsel in order to determine the laws that are applicable to your specific circumstances.
1)    Panels of expanded polystyrene foam insulation installed with adhesive or mechanically fastened to the substrate, usually plywood or oriented strand board (OSB),
2)    A base coat that is troweled over the foam insulation panels,
3)   A glass fiber reinforcing mesh is laid over the polystyrene insulation panels and fully imbedded in the base coat,
4)   A finishing coat is then troweled over the base coat and the reinforcing mesh.
The base coat, mesh, and finishing coat is usually approximately 1/8 to 1/4 inches thick.
EIFS were originally intended to be used over a masonry substrate. It is intended to be moisture impenetrable. Since its traditional installation methods do not incorporate means to drain water or ventilate moisture, problems arise when moisture works its way behind the EIFS coat through any fracture in the system. Typical moisture entry points are improperly installed flashing around doors, windows, or roof elements, as well as perforations or cracks in the coating itself.
Today, EIFS is characterized as a waterproof system that is lightweight, inexpensive and very flexible. Architects applaud its ability to adhere to ornate design. Builders appreciate that it is featherweight and easy to apply. Homeowners approve of its price. In addition to these attributes, EIFS is marketed as a waterproofing for the building and is frequently applied to plywood and OSB substrate. However, EIFS is a system that can fail its waterproofing claim because there are so many causes that can interfere with the integrity of the system.
EIFS has been frequently installed in geographical areas that experience above average rainfall, driving rainstorms and hurricanes. Probably, the most problematic regions of the country for EIFS related claims have been Florida and the Northwestern part of the United States.
The recent surge in new residential construction over the last few years has caused the minimal accepted standards used in construction to drop in all trade groups. Hiring and keeping experienced labor is one of the greatest challenges for the whole construction industry. Inexperienced workers, combined with fast-track construction can cause an inferior EIFS product. Another factor that has contributed to the growing number of EIFS related claims is associated with the application of EIFS products is Class 5, residential housing, which is subject to different building codes than commercial construction. Class 5 codes can be less stringent and may not be inspected as diligently as commercial buildings where the “good of the public” is closely protected.
Many homeowner’s that have had EIFS applied to their homes have become so dissatisfied that they have filed class action suits. Class action suits are a current trend. In fact, lawyers are lining up in court prior to even having any plaintiffs to represent for class action filings.
EIFS is a simple system that requires very strict QA/QC installation controls and periodic maintenance. It must be installed in the proper sequence and coordination with all other trade contractors. This must be done to assure proper flashing at roof eaves, flashing and backer rod around windows and flashing around door openings.
It is recommended by the manufacturer that a professional caulker and sealer complete the seal around all window and door openings. However, real problems occur when homeowners add an attached deck and crack the EIFS waterproof system, or, attach a hose rack to the side of the EIFS-coated house. Both of these examples greatly reduce the integrity of the waterproof system. Another mistake made by homeowners is not maintaining the caulk around window and door openings. This also causes water to infiltrate and get behind the EIFS.
All exterior walls have moisture within them. There are acceptable levels and there are drainage or drying processes built into most systems. Once water gets behind the EIFS, it has great difficulty escaping, even through weeps or other integrated drainage methods.
The insurance industry learned to regard construction defect very seriously. CDs were not an emerging trend: it is a position that was going to persist. EIFS resembles construction defect because compensation for damage is demanded from all contractors that were involved in the finished product. There is vast opinion on who or where the fault for the water intrusion lies.
A number of insurance companies have noticed an emergence of loss activity related to EIFS specific products, which has caused them to take serious actions to stop further deterioration of their construction class of business profitability. Many insurance companies, recognized as leaders in the construction industry, have added full EIFS exclusions or other exculpatory provisions in their general liability insurance policies for all of their construction accounts.
The red flag indicators they have used in making this decision includes: 1) following-suit with the other major construction insurance underwriters, where many have refused to write both residential and commercial contractors using EIFS products, while others have excluded residential contractors only. 2) Insurance carriers have compared the increasing level of GL losses for EIFS related claims to be a trend, looking the same as the run of construction defect claims that proliferated in California. When every contractor on the project is being sued for the defect, it is difficult to get class action certification whereby an insurance company can fight the claim only once for many insureds, and expert opinion appears to be the only defense at this time. 3) Contrary to California construction defect is that strict liability is not being forced on the insurance companies, but there is not only one State involved, and 4) The trigger on EIFS loss is being deemed continuous by some courts and that exposes many limits to one loss.
Many insurance companies also believe that there is not a need to impose a full EIFS exclusion on all of the construction accounts written. However, they believe that they can implement some form of “Best Practices” initiative in partnership with organizations such as the National Association of Roofing Contractors (NRCA) in response to the roofing claims, and educate other specialty contractors in the field through underwriters, loss control, and claims adjusters being sensitive and concerned with EIFS issues in order to positively effect account profitability. The majority of insurance companies believe that a residential exclusion on accounts that install EIFS will allow them to stop the progression of losses in their construction contractor programs.
The Association of the Wall and Ceiling Industries (AWCI) has made a responsible attempt to remedy the emerging EIFS issue. They have designed and implemented a certification program for installers and inspectors. The training is informative and tests are taken. However, the weakness of this program lies in the lack of accountability of the installers to the industry after the exam is passed and certificates are granted. There is no incentive or penalty for constant effort and consistent compliance. This exam is an important step but it does not provide the insurance companies with a strong enough argument for removing the exclusions, or give the insurance companies confidence that this is the final solution to the spiraling loss situation.
The CD mitigation business unit of C-Risk believes that in order for the situation to improve, industry standards need to be developed and implemented, and stringently monitored. This would establish a more substantive case for the EIFS manufacturers, suppliers, installers, etc. The big question facing insurance companies is two-fold: 1) should they or should they not insure EIFS installers and their work/product, and 2) if they do insure commercial EIFS installers, how do they mitigate future occurrences and/or alleged EIFS defects.
We have two basic construction arenas that encounter EIFS products. They are the residential and the commercial market place. In the construction industry, we have seen more use of EIFS in commercial construction than in residential construction. However exposure and/or liability appears to be higher in that of residential construction.
In the residential market, the quality of installation is even more sub-par than that of the commercial market. This in itself leaves something to be desired. Given the type of quality assurance and quality control (QA/QC) that C-Risk provides through their CD Mitigation unit, we believe that the problem of EIFS related claims can be properly managed and controlled. This is based on adherence to the following two guidelines: 1) overseeing the design and construction within that particular part of the construction process, and 2) supplying loss control individuals that are very construction savvy and detail oriented with regards to manufacturer installation recommendations, industry and trade standards and, city/county and state codes. Loss control individuals should have very strong construction backgrounds and significant field experience.
The following requirements are also necessary in order to help mitigate and/or reduce the liability of future occurrences. Everyone involved with EIFS, from the design professional to the manufacturer (especially the installers) needs to understand the importance of the quality control of this particular product. The decision of insurance companies to write future work will depend on implemented changes that are necessary in order to protect their books of business.
·          A mandatory certification and training class for installers. This course should be conducted by an accredited third party organization that has no affiliation. Maybe a coalition between the NAHB, EIMA and AWIC could be established as an EIFS advisory board.
·          Course certification should be manufacturer and product type specific, not a general EIFS installation course. This may mean that the installers would be required to have multiple certifications for EIFS installation.
·          Yearly re-certification requirements.
·          Certification nonconformance reviews: Projects that have been designed using EIFS should require a loss control person to monitor the installation. The individual certified installers should also be monitored for compliance with recommended manufacturers installation requirements. If an installer has had 3 nonconformance write-ups against him/her, then their card should be suspended and they would not be allowed on other EIFS projects.
·          Manufacturer participation (e.g. a representative from the manufacturer) a QA/QC person should conduct regular site inspections and approve the work and product installation. Site inspections should be scheduled at critical stages of installation, and also include periodic unannounced inspections.
·          Design coordination: The design professional should coordinate with the manufacture and/or manufacturer’s representative so that they may work hand-in-hand to insure that the proper material is specified for application during the design process.
In consideration of quality control for field personnel, it would take considerable time to develop quality control standards that could and would represent all the variables within this particular trade. We believe currently that the EIFS industry will be making rapid changes, because if they don’t, it won’t be long before EIFS products will be entirely dismissed from the construction industry as just a bad design.
To develop a comprehensive quality control standards manual on all EIFS products would be significantly time consuming, but also updating these changes within the EIFS industry might in itself be a monumental task. However, we believe that the situation can be greatly improved if loss control field personnel conduct job inspections as follows:
·          A loss control person should be present during critical EIFS installation times. This may require more time spent on the job than typically figured, but the extra time will be required until the EIFS situation is under control. A loss control person’s presence may not guarantee zero defects, but it will improve the potential for a quality installation process.
·          All EIFS installers should be checked for their installer’s certification card. Some form of additional identification should also verify their identity; e.g., driver’s license, etc.
·          Site inspections should be conducted both with scheduled site inspections and unannounced visits.
·          All QC/QA personnel should have on their person the recommended manufacturer’s installation specifications for the particular product being applied.
·          Inspection personnel should pay particular attention where dissimilar products meet; e.g. window frame to EIFS, door frames to EIFS, where different materials tie-in at inside and outside corners.
·          Only products that have a water management system should be incorporated into the design. A weep system should be incorporated into the design along with drainage channels, if applicable, on the backside of the extruded polystyrene (EPS).
·          Careful attention needs to be made at the fastening of the EPS to eliminated penetrations.
Hopefully, this provides some additional considerations on how to mitigate many EIFS related issues, and provides an approach that could be utilized to improve the QA/QC process for the installation of EIFS products. The way it stands currently, even with some of the manufacturers supplying quality control on the project, it appears to be more of an exercise than anything else. By incorporating the foregoing steps, we believe that EIFS could be as good a product as any for an exterior skin package.

Lets face it, it's nearly impossible to find a contractor who knows  Historic Plaster. Along with the correct way to repair, and the correct mixes to achieve what our forefathers were able to achieve, which is a-lot when you think in terms of how long their work and products lasted through the years.
Indiana Walls uses the correct mixes, combined with the exact methods of application to repair the older plasters. We never substitute "Drywall" and or its components to re-surface, re-place, or repair historic plaster.

All of our mixes are Hand mixed onsite with all the original isolated dry components and the correct amount of water and sand to insure a wall that meets and or exceeds the specifications of yesteryear. Interior plaster is always an art, The fine attention to detail found on some of Indiana's interiors is second to none in the country.
"plaster is expensive" is a MYTH! , most of the time, our estimate is well below what a drywall contractor was going to charge to completely ruin the character and historic value of a home. Most of the time, the house has settled everywhere it can,  by the time we look into re-facing the wall. Leaving us with the perfect canvas for a simple bonding agent and new finish-coat that will not again go through the settling process your home has indured. We always use the original limes, and gauging gypsum plasters.

While the stylistic development of plasterwork through the ages is well documented, the history of pre-Victorian plastering technology is relatively little researched. Sources lack real detail on the craftsman's materials and methods of working. Millar's authoritative textbook, 'Plastering Plain and Decorative' is a bible to most, but is limited in that it describes state of the art lime plastering relevant only to Victorian and Edwardian work.
In recent years, our understanding of this earlier work has increased considerably. While the conservation, repair and renewal of historic plasterwork has lagged behind that of stone, fewer horror stories are heard. It doesn't require a particularly sensitive eye to see how uncomfortably the skilled, but uniformly repetitious repair work of the fibrous plasterers compares with the original, in situ, hand work of an early Jacobean ceiling, and the wholesale replacement of solid plasterwork by fibrous plaster is now less common. But it is less evident how changing materials and techniques can effect the structural integrity of historic plasterwork.
The addition of gypsum, for example, which sets rapidly on addition of water, radically affects the working time and consequently the decorative treatment, as well as the set itself. Gypsum is sometimes found in humble work of early date and is often not apparent where most expected. An exemplar was made for Uppark House in which a stiff lime putty-hair mix was rammed into solid moulds and released while still green. If there is any gypsum in the cast elements it is so small that it does not materially affect the setting. Once cast, the mouldings could be further worked or tweaked by hand to add definition, enrich details, or accentuate undercuts, and consequently each cast is slightly different. Runs of egg and dart or waterleaf made in this manner were often fixed whilst still green, and could deform to follow irregularities. The result is a liveliness and individuality which is entirely different from the disciplined craftsmanship evident at Prior Park also of the mid 1700s, where the cast elements were in poured plaster of Paris and each cast is identical. The work is of the highest quality, every bit as good, but very different in character.
At Thirlestane and a number of other Scottish castles with ceilings by the same band of itinerant craftsmen, the frieze and cast enrichments are all in a well haired, lime rich mix (approximately one part of lime to a fifth part aggregate). They are gypsum free and so flexible that at Craigievar a cast is wrapped around a corbel with a radius of some 200mm.
Despite the importance of doing so, only recently have real attempts been made to understand the nature of the material that is being repaired or renewed, and a number of significant changes in perceptions and attitudes have increased our understanding of the trade. Most significantly, it is now generally recognised that a mortar complying with British Standards has little in common with the materials used in our building heritage, and it is clear that currently accepted good practice in workmanship is often far removed from that which produced all the idiosyncrasies of the work we are trying to conserve. Mortar analysis is increasingly recognised as a key factor in the conservation programme, particularly at the pre-contract stage.
Analysis of the original is best carried out as a separate pre-contract, prior to the development of a specification for the work, as the programme and financial implications of the main contract often prohibit thorough research later on. A few building conservation firms carry out their analysis in-house and the interaction between analyst, plasterer and historian is crucial.
There is an increasing tendency to award pre-contract investigatory works to specialist firms, and as a consequence specifiers are increasingly confident and abandon many of the standard clauses and BS references in the specification of workmanship and materials that often result in bland and inappropriate work, however technically accomplished. Multiple pre-contract analysis has contributed significantly to understanding and dating building chronology.
The analyst not only looks at the material's constituents, but is trained to interpret clues on techniques. Material types fall into contexts of geology, chronology and social change. The analyst will typically look for type and quantity of hair, its presence or absence in all coats including the setting, how the coats were scratched, whether they were scoured, how much they shrank on drying, whether shrinkage cracks were transmitted through the coats, and whether the coats were applied green on green, or green on dry.
This information is ancillary to the analyst's prime interest in identifying and quantifying aggregate type, grading, and origin, lime binder to aggregate ratio, the presence of gypsum gauging, hydraulic additives and organic constituents such as oils, fats or glues.
SOME POPULAR MISCONCEPTIONS"There is only one way to do it and that is the right way" is an often heard cry from craftsmen and specifiers alike. However as our knowledge increases through analysis and investigation, it is apparent that there are as many "right ways" as there are buildings with historic plasterwork, particularly in pre-Victorian times.
It is widely believed that proportions are ideally 1 part of lime to 3 parts of sharp washed pit sand for base coats and approximately equal parts of lime and silver sand for setting coats. However, analysis has shown that every permutation exists from pure lime plasters to pure clays. Aggregates vary from the coarse to the fine and from sharp to soft. Sands, as we understand them, are often not found at all. Binder aggregate ratios vary from lime rich to lime lean. Hair is sometimes not found at all, whereas elsewhere it may be present in such an abundance that sheets of plaster can literally be rolled up like a carpet without significant damage. Hair may even be found in setting coats. Surprisingly often analysts find fine, white (or coloured) hair well trowelled into the surface and almost invisible even when paint-stripped.
Similarly it is often held that one should always try to make lime mortars hard. Indeed lime mortars can be scoured and polished with limewater to take an almost marble like finish, if required. However, it is often the weaker softer materials that survive longest. The soft, hairy clay or lime plasters can accommodate an almost extraordinary amount of structural movement, whilst their harder counterparts would have broken off in sheets.
In cast work, screeds for the work and setting coats were not always gauged with gypsum. The use of gypsum seems to vary with locality, the client's wealth, the proximity of gypsum mines, and local practice, although of course its use became more prevalent in the 19th century as gypsum became more easily available.
The techniques used also vary considerably. Popular misconceptions include;
•That joints should be raked out in brick and stonework to give a good key. This is a common fallacy and derives from modern practice with cementitious renders. In fact by doing so with lime renders one ends up by applying a coat of uneven thickness, thin at the high points of the stone and perhaps 50mm thick or more over the joints. This leads to differential rates of drying within the same coat and an undue amount of tending to reduce cracking
•That base coats are scratched using a three pronged lath scratcher. Whilst this is certainly good traditional practice, it by no means prevails. At Woodchester Mansion the ceilings were cross scratched with a lath scratcher but the walls were economically keyed with the flat blade of a gauging trowel. At Thirlestane Castle the pricking up has been scratched using a coarse comb of lathing nails with the heads rather than the points in contact with the plaster
•That cracking in base coats is unacceptable. At Woodchester Mansion a Victorian house, unfinished and abandoned, we see plasterwork in all its stages from the bare substrate to the completed setting coat. It is evident that the base coats were applied, and tended minimally, allowed to crack under control, but most importantly, the setting coat was not applied until the undercoats had dried completely, so that no further cracking would show through the setting
•That aggregates were finer in top coats than in undercoats. Again this is often true especially in interior work, but in one example at Prior Park the aggregates in the top coat are up to 20mm in diameter whilst those in the base coat rarely exceed 9mm
•That coats are progressively thinner the nearer the surface. Whilst this is often true, there are exceptions. The Roman Baths in Bath dating from the early centuries AD have plasterwork of a total thickness of some 30mm, of which the top coat is 20mm. thick. At Prior Park work of the early 19th century which appears to follow 'state of the art' good practice consists of a coring-out (first) coat averaging some 5 - 10mm thick whilst the finish varies between 20 - 35mm in one coat.
In conclusion, plasterwork is probably the least defined of the trades. Understanding the materials, 'unlearning' the many preconceptions, using traditional tools and minute examination of the original that survives, are the keys to preserving this country's plastering heritage. Modern good practice is only a stepping stone in a trade rich in the unexpected.

Caulking is a very important component to the EIFS systems, and is closely intigrated into overall system integrity and performance. EIFS product manufacturers have more often then not, proved that failing conditions within the EIFS systems, as being caused by, and or associated with, failing caulk.

Inspecting your caulking is the best way to protect against the obvious issues associated with incidental moisture intrusion upon the sub-straight. Failing to recognize and correct failing caulk can, will, and has caused biodegration up to the structural level of construction.
Seeing a small crack or gap between your caulking and EIFS wall system today, could very well lead to major strutural damage in the not to distant future. Over cladding a biodegradable sub-straight such as wood or gypsum, with a synthetic cladding such as EIFS, and allowing water to enter, is a recipe for disaster.
Indiana Wall Systems offers free caulk inspection. We will identify any and all issues associated with your caulking, and remove, repair, and replace failing caulk in any situation. Indiana Wall Systems also offers up any caulkjoint/expansion joint detail recommendations that may apply to your situation. Educating you, the customer, on exactly what the manfacturer recommends for your specific detail.

Brick takes a beating over the years, dulling, loosing its appearance due to elemental exposure, mold and mildew attachment, sun-fade, wind/water/air erosion. There are many steps to properly restoring historic brick. Indiana Wall Systems will take samples of your mortar mix to identify its exact composition thereby isolating any contributing factors to any and all failures that have accumulated over the decades. Very often we find the sole contributing factor is to much or not enough sand used in the original mix, causing a very weak mortar mix to erode at an even greater rate, producing a chalk-like, soft, dusty and very dry mortar that has caused brick movement, cracks, loose walls and a wide range of problems. Indiana Wall Systems will take an industry standard approach to identifying any and all needed expansion and control joints to achieve maximum wall performance, and allowing proper expansion/contraction to your brick, block and stone wall systems.

Identifying the exact mixed used is the only way to draft and therefor offer a comprehensive plan of restoration. Lab quality chemical testing insures an accurate identification process to each and every project we restore.

There are a good number of contractors out there who will tell you all you need is a good power wash and tuck-point to restore your brick. These type contractors have not taken the time to do their research before making claims as such. going directly over the top of old Mortar with new store bought mortar mixes will leave you in the same situation a year down the road with the new issue of cracking and pealing of the newer mortar. Proper identification and procedure are everything when it comes to brick restoration, proper bonding between the mortar coats during tuck-pointing can mean the difference in a project that looks good for another 8 to 10 decades, and that project that needs help once again a year down the road. If your contractor has not mentioned wall anchors, expansion and contraction control joins, Mortar mix identification, solid bonding procedures and or proper sealing, along with their "Powerwash" and "tuck-point" you may want to reconsider before investing.

Old historic Brick should look as good as the day it went up after restoration. We know this is possible because we have executed many historic brick restoration projects achieving the exact end result we were aiming for. Proper washing, chemical mixtures, unique methods of hands on scrubbing, proper bonding and material mixes combined with a detailed and artistic work ethic has produced some of the finest brick restorations in the country. Viewing one of our projects 5,10 or even 15 years down the road stands as testament to our success in brick restoration, treatment and sealing.

Specialty Ceilings, Acoustical, sound absorbent, light illumination, and general beauty are all attainable in EIFS, Stucco and fine plaster, designed and directed at your specific request, achieving the end result you were looking for. Venetian Plaster, Fina Italian Plaster, Skip-Trowel, slick-trowel, and extensively troweled nearly glass finishes available. Interior plaster and real Venetian Plaster is a difficult process to both mix and apply. Modern Venetian Pre mixed products are a fraction of the quality seen in old world true Venetian Plasters, and these newer "everyone" can apply plasters NEVER reach the luster and slick finish surface seen in traditional Venetian Applications. A true Venetian Wall as defined by old world specifications is achieved through several passes of an experienced trowel, utilizing extensive pressure and very specific timing procedures. Newer pre mixed Venetian seen in 80% of applications today produce a soft, rough, textured surface, a complete 360 turn around from what real Venetian Plaster was historically. Only a true tradesman will know the difference and be able to produce the real deal.

True Venetian Verses Modern
The Image to the lower left is what 90% of interior design and decorators are calling Venetian Plaster. As this Image shows its a Rough and soft finish. These products look more like a traditional Stucco more so then anything truly Venetian. The Image in the lower right shows true, hand troweled (By a Skilled Plasterer) Venetian Plaster, the surface is solid, and looks as if its a layer of colored glass. A True Venetian Plaster finish is achieved by many passes of a skilled trowel, sometimes up to 10, further compressing the Gypsum/Lime Particulate matter into a more solid and uniform surface. True Venetian is a much more durable wall, and the differences are obvious.

As many of you already know very well, there are a few species of woodpeckers who regularly attack EIFS Products. Repairing Woodpecker holes can, and often will, begin to be a problem, leaving the homeowner with an unslightly mess of patches, and or refacing the EIFS many times per year.

Due to the Indiana Department of Natural Resources and Federal Agencies, these animals are a protected species, which adds to the difficulty is ceasing their periodic, and sometimes annual attacks on homes. The holes created by these creatures allow moisture to saturate sub-straights, causing mold, mildew and general decay to the biodegradable wood and combustible construction materials, typically used here in the States. Leaving an open hole in EIFS is never a good idea

Years of dealing with what seemed to be an odd issue at first, became nothing short of a real battle. With several trips back to homes, repairing small holes, often times high up on the side of a home, presenting tedious EIFS patching situations throughout what were in many cases, new walls! We have our own methods of dealing with these birds. Our methods do not harm the birds, rather scare them, and keep them from coming back. With a few small installations, we will have your home bird free, hole free forever. We have seen many ideas online over the years, always ending in failure. But our customers know very well, and are setting back with real piece of mind, bird and hole free.   (Certainly not speaking of Dryvit's Owls)
Standing behind our work for a full decade, created real sustainable problems in dealing with these birds, and their substantial contribution to our work load, and obvious needed repetitive mobilizations to both honor our claims, and retain our reputation. Pouring many hours of onsite research and development, we discovered real quick back then, most methods of stopping these birds were pure Bologna. It takes keen observation and charting, followed by very specific placement and delivery, rendering absolute elimination, leaving birds in the trees unharmed, and walls looking as good as the day we finished them. Our methods include no pesticides, electric, moving parts, unslightly additions, Owls, dummies or any of the other endless contributions aimed at stopping this problem.
